2018-03-08 | Construction sector in 2017 - review and projections

The previous year can be perceived as as outstandingly good. As Emmerson Group S.A. reports basing on the Polish Central Statistical Office data - there had not been such positive sales figures on the residential market since the times of communism. The numbers of residential constructions permits as well as the numbers of dwellings put into service reached record levels. All Polish voivodeships observed a significant increase in construction launches.

The whole real estate market noted the best sales results in history. The prices shoed an upward trend and - as indicated by the market - apparently these trend will continue in 2018. High demand, the expanding offer of „high-end” housing, the increasing costs of land plot acquisition and construction materials  as well as developers’ difficulties in recruiting construction teams have a strong impact on pricing. The condition of the housing market may get undermined due to a possible increase in interest rates, which may cause higher mortgage payments leading to lower profitability of investing in dwellings for rent. The governmental programme „Mieszkanie Plus” as well as unpredictable results of the changes in the law on construction projects will still have impact on the general performance of the market in 2018.
