On the office market is still happening a lot, although the commissioning of the most awaited and spectacular objects is expected in 2019-2020 years. Then the tenants will be in a privileged situation. 2018 year is supposed to be balanced between holders and tenants. However, if a company is going to rent a huge office area, it must take under consideration less choice and a bit higher rent. It is worth to remember that preparation and finding a place of a proper square footage means months-long , or even years-long planning.

Because of costs, or more convenient location, or possibility of development, many companies leave their offices, what means that the free area might be found not only in modern buildings. Co- working offices seems to be very attractive for start-ups and even the big companies. The problematic situation seems to be the old office buildings, built at the beginning of the century due to standards which differ them from the European buildings  of that time. Some of the old office buildings need renovation , usually can be saved and do not need to be demolished.

Developers very often  receive the loans for construction works of office buildings, although – due to caution of a bank- the investment  must be started up with their own money. To receive the first instalment of a loan, a developer must have signed a contact of tenancy for a part of the area.

However the record demand in 2017 was achieved by housing developers, the office building market was doing well as well and it seems that for most segments of a market circumstances remain encouraging.
